What is an Additional Dwelling Unit?

An Additional Dwelling Unit is a separate self-contained unit located on the property of a primary dwelling. The unit may be created within, added to, or detached from the primary dwelling. The new house must include everything needed for someone to live there such as a kitchen, bathroom, bedroom, living area, and laundry. 

  • A maximum of two dwelling units are permitted within the main building and one additional dwelling unit is permitted within an accessory structure on a lot in certain zones.
  • Adequate servicing must be available to the property (infrastructure).
  • Must not be located on, or adjacent to, hazard lands.
  • Must not cause alterations to the main building exterior that would change the character of the existing neighbourhood. Street facing doors are not permitted on additional dwelling units that are contained as part of the house.
  • Must meet all applicable requirements of the Zoning By-law, Building Code, Fire Code and Property Standards By-law.
  • Permitted in single detached, semi-detached, street townhouses, duplexes and row houses, and ancillary structures.
  • One parking space is required per unit. A parking space for an additional dwelling unit may be a tandem parking space.
